The owners of this high street premises in Windsor wanted to split the demise into two and create two leaseholds and thus there were two first registrations to be lodged with the Land Registry.

This 3 storey building originally dated to the 1700’s but has modern extensions to the rear and first floor. The basement and ground floor was vacant and the first floor was in use as an office. We were approached by their solicitors who were drafting the new leases and first registrations to produce land registry compliant lease plans.
The solicitor was requiring the plans in a short turn around period. We were able to turn the plans around in a 2 day period from instruction. A site visit was required to take floor plan measurements of the property and plans were later drawn up in CAD. Our land registry compliant plans have a 100% success submission record with the land registry. We are very experienced in producing land registry compliant plans and work to both Land Registry Practice Guide 40, supplement 2 and the RICS Code Of Measuring Practice 6th ed.
