What Is A Topographical Survey?
A topographical survey is a detailed plan of an area showing natural and man-made features with levels. This type of survey is also commonly known as a topo, land survey, detail survey, OGL survey, site survey and GPS survey.
Do I Need a Topographical Survey?
A topographical survey may be required for planning purposes, design for redevelopment and alteration, for record purposes or even all three.
How Is It Carried Out?
The equipment used in today’s fast paced working environment has changed considerably since the old days of the dumpy level and staff. Our qualified staff are equipped with the latest Surveying & Engineering grade Leica Total Stations which have laser reflectorless technology for measuring points that are out of reach with a high level of efficiency and accuracy.
Plotting or CAD’ing up is carried out in house and our surveys can be output in various formats, most commonly DWG and PDF and paper hard copies.

In terms of your requirements, we do not provide a one size fits all approach to our surveys, we want to work with our clients to provide them with a tailored service that matches their precise needs. We can produce you with:
2D or 3D format to any scale(s).
Plan grid co-ordinates relative to an arbitrary datum, OSGB36 National Grid Datum by GNSS, or even to an existing grid for example if we were extending an existing survey.
Level grid relative to an arbitrary datum (usually a building floor level), OS Datum by GPS, or relative to an existing survey datum.
Level of detail to be surveyed can be as simplified or complex as is required, as a standard we would show
- building outlines (eaves, ridge, ground floor levels and ground levels), roads (kerblines, dropkerbs, paths, tracks etc),
- walls, fences, railings, upstands (all with heights and type)
- street furniture,
- surface materials,
- service covers and gully positions,
- drainage chambers including invert details and direction of flow,
- trees with trunk diameters over 75mm measured in accordance with BS 5837 (recording trunk diameter, canopy spread, height and species)
- outline of areas of shrub and vegetation,
- water courses (rivers, ditches, streams, ponds lakes with water level and soft and hard bed levels if accessible),
- overhead and overhanging features (adjacent tree canopies, overhead power and telephone lines and gantries etc, with key soffit and top heights),
- adjacent buildings with ridge and eave heights,
- level grid (generally at 10m) and further levels shown at significant points across the site and at significant changes of slope,
- annotations on plan such as road names, building names and land usage etc,
- north point,
- station control table,
- DWG, PDF, DXF, MX for Bentley and XLS format and paper hard copies
All our surveys are produced in accordance with RICS specification ‘Surveys of Land, Buildings and Utility Services at Scales of 1:500 and Larger (2nd Edition)
